Photographing Property Tips


   
  Here are tips for photographing your property:
   
 

Taking the right photographs of your property is vitally important if you want to improve its chances of being sold. The ultimate goal is to increase the attractiveness of your property, which should translate into a greater level of response.  The tips provided on this page should help you with this process.

1) Quality. You need to ensure that the photos look their best online. This is best achieved by using a digital camera; therefore it is highly recommended that you get hold of one. Digital photographs will be transferred straight to your PC, which means you can publish online much quicker than with traditional cameras, which require time (and hassle) for photo development, in addition to scanning of photographs.

2) Place. Prior to taking the photographs, make sure you think about which position will result in the best photographs. We recommend you take a number of photos from different angles and then compare the results on your home PC to pick out the one which looks most attractive.

3) Timing. Similarly, make sure that the weather is right; the property will look much more appealing if it has sunshine on it and a blue sky in the background. Ideally, summer photographs leave the best impression.

4) Clear Up Outside. Make sure that any obstructions are removed, such as cars, litter or bins. These objects may give the wrong association to the prospective buyers, which will spoil the first impression.

5) Clean Up Inside. Make sure that your outside pictures do not capture any untidiness inside the house, particularly if the sun is shining on your house! The objective here is to make sure that no small detail spoils the buyer’s interest.

6) Scale. Make sure the scale of your photograph is appropriate. Don’t come so close to the house that you can’t see its roof, stand back far enough to capture the whole building. At the same time make sure that you don’t end up taking photos of your street!

7) Garden. If your garden is something to be proud of, then take one photograph of it, but make sure it is in good condition, the grass is mowed and it is clear of litter.

8) Indoors. It is important to take indoor photographs, make sure you tidy everything up as if you had someone viewing it. Make sure that the lighting is good, ideally have photos taken when there is a natural light shining from outside.

9) Which Rooms? Kitchen, bedroom and lounge. However, if one of these clearly lacks space, then you may want to consider avoiding advertising it. Likewise, if you have more than one bedroom, photograph the one which leaves the best impression, whether it is its size or condition.

10) Selling Points. If your property has some distinct selling points, such as its close location to the sea, then you can capture it with one photograph (just make sure you don’t end up taking photos of your local pubs!). Likewise, if your kitchen is small, show something else, if you have a vast bedroom, then take a photo of that.

11) Editing Photographs. Once your photographs are on your PC, take the time to view them and edit. If you do not have much computer knowledge, then ask your family relative or a friend to help you. The goal of editing is to make sure you cut out any unnecessary parts (such as neighbour’s house). If you are quite experienced with editing software you could go further by adjusting the brightness, contrast or colour saturation to make it look more appealing, just make sure you don’t overdo it!

12) Pick the Best (not the most). If you are left with more photographs than needed, then choose the most attractive ones. It is a good idea to ask another person to review them, since you want to make sure that the first impression is right. Remember that ideally you would have 1 or 2 photographs of exterior, 1 garden, and the rest of interior. Although our website accepts up to 5 photographs, make sure you do not submit the ones which spoil the image of the house. If you only have 1 or 3 photos that really sell the house, then you should feel free to stick to that number.
